A Planning appraisal has been carried out and is summarised below. The full document is available within the information pack.

“The site is well located in relation to the transportation network serving the town, and lies in an area with an existing mix of uses. As such there is potential for residential, employment, retail, health and leisure/tourism uses or a combination.

The site is, however a ected by part of the Lammas Street Conservation Area
and contains ancient monuments which apply to sections of the former Civil War defence earthworks – ‘The Bulwarks’. As such the developable area is constrained as a result of the need to preserve these features in the eastern and southern parts of the site. These areas are currently occupied by grassed areas and landscaping.

In considering a future planning application design and layout aspects will be critical and early discussions should be entered into with the LPA in order to gauge their aspirations for the site in terms of overall density and scale/massing.”
